About This Property
This iconic and most sought after home in West Michigan, designed by John Tilton, is located on Lake Michigan and Saugatuck channel. The main home and guest home total 8,365 square feet of beautifully designed and crafted space, great for entertaining with over 4,000 square feet of porch space. 5 bedrooms, 7.5 baths with Great Beach. 7.31 acres with 447 feet of shared Lake Michigan beach frontage and enough lot size to build another guest house on the channel behind the current guest house. (Buyers to verify). Homes to south on about 1/3 the lot size have been sold for about $5 million. Great location, close to the 1,000 acre Saugatuck Dunes Park and Felt Mansion & short drive to Saugatuck, Douglas and Holland. New Marina should be built soon and is surrounded by pristine acreage. From surrounding North Shore of Saugatuck Development: Nature abounds along the winding drive leading you through hundreds of acres of protected forested dunes. Marvel at the surrounding hardwoods, catch glimpses of wildlife, and watch boats navigating the harbor. The developers chose legacy over maximum financial gain, resulting in conserved land that will remain untouched forever. Situated at the Saugatuck pierhead and extending down the channel to the private boat basin, Northshore of Saugatuck blends the beauty of the lakeshore and its surrounding landscape. Miles of untouched beaches, hundreds of acres of preserved natural dunes set the scene for a lifetime of matchless memories. From your porch, watch the sunsets over the water secure in the knowledge that there will be no further developments in this protected area. This view is yours and yours alone. If you love the beach as much as life on your boat, this is where you can finally rest. Bike paths lead to the shores of the Greatest of Great Lakes, while just steps away is the basin where your boat is anchored in a sheltered cove. Watch the ships sail past your windows from a quiet breakfast nook. For those who love the beach life. No-step access brings you directly to soft sand beaches on the shores of the vast Lake Michigan. The raw natural beauty rivals the very best beaches in the Caribbean and around the world. Claim your stake in the most breathtaking property ever offered in the Midwest before it's gone. The area is protected from future development so these rare jewels won't stay unclaimed for long. In the meantime, the information regarding usage rights is set forth in the attached declaration of easements (see attachments). There is an obligation for the house to become a member of any association, and it shares in all amenities (and maintenance obligations). With respect to the beach, the association has an easement to use the beach in front of the beach house, and the beach house has an easement to use the beach to the north. The usage rights are defined as "lakeward of the natural ordinary high water mark," which means that the usage rights apply only to that portion of the beach that is lakeward of the dune grass. In our current period of high water, I'm not sure how much actual beach fits that description, but of course it changes over time. As for a dock/boat slip, the beach house includes a license (set forth in the attached License Agreement) to use and improve the area by the former Broward Marine for access to the river and mooring watercraft. There is an option for Cottage Home to swap the license with a dedicated boat slip, which is presumably what would happen if/when the marina is built. The license is for 20 years and renewable for 4 successive 20-year terms. As to the question about a second home, we have been looking into that with the surveyor and township. There are probably two options that are realistic. Either the property can be split into two lots, with a second home on the second lot; or the property could be a site condominium consisting of two units. The parcel is large enough to qualify under the zoning ordinance. The biggest issue is addressing frontage on the road and convincing the township that there is sufficient frontage as this is an irregular lot. It's doable, but I would want any buyer to understand that township approval and a little creativity are required. It's not a slam dunk.
