There is an obligation for the house to become a member of any association, and it shares in all amenities (and maintenance obligations). With respect to the beach, the association has an easement to use the beach in front of the beach house, and the beach house has an easement to use the beach to the north. The usage rights are defined as "lakeward of the natural ordinary high water mark," which means that the usage rights apply only to that portion of the beach that is lakeward of the dune grass. In our current period of high water, I'm not sure how much actual beach fits that description, but of course it changes over time. As for a dock/boat slip, the beach house includes a license (set forth in the attached License Agreement) to use and improve the area by the former Broward Marine for access to the river and mooring watercraft. There is an option for Cottage Home to swap the license with a dedicated boat slip, which is presumably what would happen if/when the marina is built. The license is for 20 years and renewable for 4 successive 20-year terms. As to the question about a second home, we have been looking into that with the surveyor and township. There are probably two options that are realistic. Either the property can be split into two lots, with a second home on the second lot; or the property could be a site condominium consisting of two units. The parcel is large enough to qualify under the zoning ordinance. The biggest issue is addressing frontage on the road and convincing the township that there is sufficient frontage as this is an irregular lot. It's doable, but I would want any buyer to understand that township approval and a little creativity are required. It's not a slam dunk.
